Yetholm Properties (UK) Ltd is a specialist letting and management company based in Newcastle-upon-Tyne, formed in 1992.

Yetholm Properties has developed a growing portfolio of regional, national and international clients representing a broad spectrum of student letting, professional letting and management interests.

Unlike many agents, our service and management accounts are fully computerised based on a unique software package specially developed for Yetholm Properties allowing an excellent level of service. This is a comprehensive package that includes close monitoring of rent payments and maintenance information.

The information enclosed briefly answers the most common queries when considering renting property, however, we are happy to discuss any queries in greater detail or provide further information on any particular topic.

Tenancy

An Assured Shorthold Tenancy, which guarantees the tenant a minimum residency period which can be extended as necessary at a later date

A minimum six-month term. Student tenancies are usually 12 months

Financial Responsibilities

After letting the property, the landlord will continue to be responsible for mortgage payments, buildings insurance, repairs and management fees

The tenant will be responsible for water rates, council tax and service charges including gas, electricity and telephone. In addition, it is the tenants responsibility to insure any of their own property, e.g. computers, jewellery etc.

The tenant has a responsibility to take good care of the property and all furnishings and equipment.

Rent Payment

Rent is paid monthly in advance, unless otherwise agreed between both landlord and tenant. This is usually paid by Standing Order for direct transfer of funds, or may be paid by cash or cheque made by post or by a personal visit to our office (based in central Newcastle).

A deposit, usually of one months rent, is payable at the signing of the tenancy which will be held by the agents or landlord during the period of the tenancy. This is returnable at the end of the Tenancy. No deductions will be made for normal wear and tear.

Fees

We have an administration fee of £45 + VAT per person, ONLY if you sign a Tenancy agreement for one of our properties.

Misc

INSURANCE : The landlord will insure the building. It is the tenants responsibility to insure their own additional items.

KEYS : Keys are collected at the start of the tenancy, the safekeeping of which is then the tenants responsibility. The deposit will only be returned after the safe return of all keys for the property.

MAINTENANCE: While it is the Tenants responsibility to take due care of the property the Landlord will carry out all necessary repairs to the property
